Plans for a high-profile mixed-use project in Overland Park are undergoing revisions.
Grubb & Ellis/The Winbury Group, developers of Mission Farms West, want to increase the amount of housing and office space in their plan while trimming the commercial square footage. The city Planning Commission voted unanimously June 8 to recommend that the revisions be approved by the City Council. The project, located just north of Interstate 435 at Mission Road, as now proposed would see the number of residential units increase from 85 to 216 and the office square footage from 67,800 to 87,800. The commercial square footage would decrease from 159,200 to 128,925. While the appearance of the project largely would remain unchanged, a seven-unit three-story townhome building at the northeastern corner of the site instead would become a two-story office building. The new plan also would shift the placement of parking in order to allow room for a clubhouse and pool. The parking would move to a below-grade parking garage with 350 stalls. There would be a total of almost 217,000 square feet of residential space, with 108 one-bedroom units and 108 two-bedroom units available. Mission Farms West and a related Winbury Group project called Highlands Village is in the process of transforming the area north of I-435 between Nall Avenue and Mission Road. Highlands Village will cover about 56 acres between Nall and Roe. Like Mission Farms West, it is to contain a mix of retail, office and residential properties. The developers are coordinating their efforts with the city, which is in the process of doing a $3.1 million flood control project along nearby Indian Creek. The Winbury Group also is paying for extending Indian Creek Parkway between Roe and Mission. That work includes construction of a bridge over the creek. Rick Jones, of Nearing Staats Prelogar and Jones Architects, said the street and bridge provide a vital link both to Mission Farms West and its companion Mission Farms project already in operation just east of Mission Road in Leawood. Currently, access to Mission Farms from the interstate is difficult. Jones said that once work is finished motorists will be able to exit I-435 at Roe and take Indian Creek Parkway directly to the Mission Farms area.
